Financials and feasibility

We have developed a purpose-built, proprietary financial model for the seniors’ living sector, which is accepted by major lenders. The model provides clarity across the entire lifecycle of the project, including the financial return during the development phase but also the return across its operating life (30 years). It also allows us to assess different exit fee (DMF) structures and contract types to provide recommendations for the appropriate business model.

We utilise this powerful decision-making tool, along with our expertise and industry knowledge to provide our clients with sound advice concerning key project inputs. These include sales rates and values, capital structures, cost estimates, capital maintenance funds, development profit, long-term operating income (DMF/exit fee), internal rate of return (IRR), payback durations and importantly an assessment of the value of the asset post completion.
